When I started setting up my listing, AIRBNB says I can earn up to 700 plus dollars a week. I set the price to 85.00. I determined that based on a neighbor and the other person in town's listing. I am below their prices and I have larger area to rent. After I set it up-AIRBNB says may listing should be like 57.00?? Says I may not get much exposure because my price is too high? I looked around at other listings, town next store has similair listings, some with higher prices, some with lower, but no where near 57.00. Can anyone help me figure this out? Weirdly, I can't find the two listings now in my town.

When you start out you are in competition with others who have good reviews and star ratings, that is what guests look for first of all. You should lower your price compared to similar properties in your area (not too low!) and get a few reviews under your belt. Then you can raise your price to the normal average for the area.

 

Can I also suggest the following - you have lots of pictures of lovely trees, no one will click on your listing when the first few photos show the trees. Secondly, you need more interior photos - tidy up the beds etc as they look unmade. I am sure your property is lovely but think about how the guest will view the photos they see.
