I am new to AirBnb as a host and I've had two consecutive attempts to book over a holiday weekend. I initially chose the auto booking option where Airbnb sets the price but I'm very concerned that it's not charging a holiday rate. Of course, the holiday weekends are almost guaranteed to be family events with more than average numbers of people. What's the deal with this?
Instant Booking and Smart Pricing are two different settings, @Theresa105. The latter is not really reliable if you go through the forum here and read what issues hosts have had with it.
Yes, I get that it’s two different options. It seems that holiday rates are an afterthought for Airbnb and it illudes to pricing being set accordingly. Twice I’ve had very large groups book over two separate holidays and as an owner, I know that means exceptional wear and tear and a great deal of clean up, even if the circumstances are completely ideal with the traveling party. I have a 3200 sq ft completely remodeled home and Airbnb charged $225/nt over thanksgiving. It’s very disappointing and now I’ve got to cancel the reservation and rethink how to set this up so we aren’t undercharging in situations like this. Thoughts?
