RECENT BOOKING - PAYMENT CALCULATION PROCESS

Help please ! I have received a confirmed booking for 28 nights from 20th January to the 17th February 2020. the problem is the clear rate to me is only 20 % of my advertised nightly rate and under 50% of my advertised long stay rate and i don't know how this could have happened . i have never had an issue previously and the rates to be charged are listed very clearly on my calendar . Just wondering if others have had this experience and i don't know how to contact Airbnb direct to ask them to check . The other issue is i don't know why the system allowed the automatic booking of the February component as it is blocked off by Airbnb on my calendar as i am on a six month contract . Certainly when i went in as a traveler it would not allow me to book ! just wondering if the system has allowed the booking but only calculated the rate for the January portion ? The customer advised me that he booked the long stay as it was so cheap ! I do not wish to cancel the booking until i know what the issue is . would be grateful for any assistance that can be provided     cheers   Kevin

@Kevin1291  I can not check your monthly discount, as no period of 28 nights available to book. The weekly discount is 21 %, so i guess the monthly discount is even higher ?

On a 6 month "booking window" februari is included partially, at least to the 17th, so that is not a issue.

Hi Emiel, thank you for taking the time to respond . He booked on the 21 st August , so as you say ,timing is okay. My long term discount is 49%... my nightly rate in February is $115 for two people plus $25 for each extra person, so the Math's don't make sense .  regards

You may like to take a squizz at my listing to see what I've included in regards to longer term bookings so as to avoid these kind of situations arising in future.

 

I got stung when I 1st started hosting and only got paid $21 a night and live in Remuera, Auckland which as you know is one of the most expensive suburbs to live in here, so can appreciate how gutted you are feeling.

 

Go through your calendar and update it regularly, it changes on a daily basis, increase your nightly rates for Public Holidays and dates when you know there's likely to be high demand in your location for Sports, Music etc type of events.

I will have a look at your offering .   I do go on to my pricing frequently , so i am at a loss to where my customer got the rate from  .   thanks and regards   KEVIN
