Recent guests brought more people

My guests have just departed, and we exchanged good reviews of each other. However I have just found two portable mattresses in a downstairs room, showing that they must have had more people here than the 12 that the house can accomodate. I would like to charge them for this - will this be possible? I also want to take steps to prevent this happening in the future and would really appreciate other hosts' advice. This is the second time this has happened.

 @Rose363  Your listing is stunning and already you have so many positive reviews.  In your picture captions, you state the table will seat 14 so I wonder if that might be confusing.  While your rules state 12 guests maximum, you also state you will consider an additional child.  Perhaps tightening up the language to supporting 12 guests maximum would help.

 

How do you know there more than 12 people?  Is it possible that some of the guests did not want to share a bed since 5 of the 6 bedrooms have double beds?  Do you charge for extra guests over a specified number?  You need proof, such as video at the door showing more than 12 guests, and a fee structure for additional guests to ask for more money.  Even then, the guest can refuse to agree to pay more.

 

Apparently you reviewed the guests prior to seeing your listing which can be problematic.  You might want to let this go this time and use this as a lesson to learn.  Many of us have learning curves that are generated by guest behavior!  😄
