my place is confirmed for a guest 2-5 of May but I tried so hard to have a conversation with the guest and he hasnt replied once. I don’t feel comfortable renting my place out to someone who doesn’t reply to any of my kind messages regarding what time they arrive etc. I also have a little baby so I really need to plan their stay but it doesn’t work out as he is not responding any of my text messages. Can you help me cancel this booking without paying that fee? Or what should I do? Please get back to me as soon as possible! If you’d like I can send you a print screen of the conversation aswell. @Fanny218 this is a forum, no one from Airbnb is going to see this post. But you can call Airbnb and have them try to reach out to the guest and if not, have them cancel the reservation. Don't cancel it yourself.
Host for 5 years and this is extremely common. He will probably message/call you on day of arrival. For future bookings I would set strict check in and out times. So it works for your schedule. Or offer a remote check in with a lockbox or code entry.
Guest receive all the details they need at point of booking. Address, etc and some just think they can rock up like at a hotel and we will be there. One recent guest had turned off notifications so wasn’t getting my messages via Airbnb. I find majority of guests use Whatsapp, so I try to message ‘silent’ guests on there.
