I have been renting my guest bedroom for a year now. I am planning to move out and want to rent my bedroom as well. I am concerned about the reaction I will get with two complete strangers sharing space in my apartment when I'm not there. There will be locks on the bedroom doors and they have their own bathrooms. They can use the kitchen and living room areas but they will be shared with the other person/couple. Does anyone do this? Do you ever have problems? I've been imagining things like one of the couple getting drunk and being loud or disruptive. Or a woman not feeling safe having a stranger in the bedroom next door. My husband thinks I'm overthinking Any thoughts or words of wisdom?
@Betsy23 Make sure on your listing that you state "will be sharing common areas" When you have an inqiry to book or any communication state to the guests that there is a possiblity of another guest being there and explain what areas they will share. Some won't mind and some will shutter. You should state it in communication as they won't read it in your listing. And make sure they reply back that they understand. It shouldn't be a big deal, kind of like a regular BNB.Good luck ~
No direct experience, but a few thoughts...
Will you set up additional listings: one for the entire property, another for your own room as a standalone - in addition to the room you already advertise.
If so the entire property rental is not a problem..as guests would take the entire unit and all bedrooms.
Individual rooms - you would need to be very clear with people booking that there are other guests and no owner living on site. I would share some of your concerns re the behaviour of one set of guests annoying others - plus if damage is done, how you do know who did it...lots of questions...
Just wonder if it is too difficult and the answer is to rent the entire property as one unit and price accordingly after the first two guests?
I agree. Far simpler to let as a whole property.
