I spoke with an Airbnb Customer Service person about my desire to limit Smart Pricing to my off season. Otherwise, it can result in folks booking at a low price during the peak season, when I always book solid at top dollar. This hurts both me and Airbnb! The rep said she completely agreed with me, but no change has been made. If others agree with my position, maybe we can get Airbnb to allow us to define when we want to allow Smart Pricing and when we can set a fixed price. I would think this would be an easy change in their pricing system. Thanks for any help you can provide!
@Patrick35, One workaround would be to raise your minimum to the least you’d accept in the high season.
I've been having a lot of trouble with smart pricing too. I finally just went in turned it off a set prices "by hand." It's a pain, but you can see what rate smart pricing suggests before you turn it off and set the price manually.
@Patrick, you can override Smart Pricing. I do it a lot because I never trust it (don't ask me why I even use it!) Turn Smart Pricing on but for your high season just manually set the price for each date on your calendar. It doesn't take too long since you can select multiple dates at once. You are right though, it is better not to have Smart Pricing on all year because you will book your high season at your lowest minimum rates!
