Smart Pricing

Smart Pricing

I have my settings on smart pricing with min at 225 . Why am I getting accepted reservations with 204 as a nightly amount ? I feel bad raising the price but I never agreed to any amount such as 204. How and why is Airbnb deciding and using a price much lower than the min amount of 225.00

@Kristin-and-Chris1  I am guessing the reservation you just cancelled was for a week long stay. Your listing is offering a 10% discount for a week long stay and 15% on a monthly stay. Never cancel a reservation.  The penalties for canceling this reservation include not being a Superhost for a year, getting a public review that shows you canceled, paying a cancellation fee, and having the canceled nights blocked on your calendar. Also Smart Pricing is not really very smart. It almost always sets your pricing way too low. I would not use it personally.
