The NEW Occupancy and Rates Tab - Average nightly rate by listing

The new Average nightly rate by listing function,  there is definitely something wrong with how they are calculating market median. 

It states that it relates to homes similar to mine, yet it gives exactly the same figure for my 2 bedroom listings as it does for the four bedroom (the two linked listings combined). At least I can see that it is wrong, I hope it is not too misleading to hosts who only have one listing.

Occupancy Rate is also strange. Not something I would use as not all of my bookings are via Airbnb so I use a spreadsheet, but I thought it would be interesting to see the occupancy rate through Airbnb only.  I am not sure what it is calculating it on.

When a single 2 bed is booked in Airbnb it blocks out the linked 4 bedder, and vice versa. So obviously when the larger property is booked, both the smaller ones are as well.  In reality the smaller listings actually have a higher booking rate so I think maybe it cannot handle linked properties well.  The statistic that worries me though is the market average showing only 33% occupancy per year for 'Entire Place' listings.  For the first screen dump I set the dates 1st March  2019 to 28th February 2019 to show yearly stats.   The second shows this month only, where market average is only 21%. I guess this reflects all the recent new listings and competition. If these figures are correct, it will be interesting to see how many listings drop out and go back to long term letting.

Mistake.  The first occupancy screen dump is Mar 2018 to Feb 2019. One year.

@Sarah977 @Jessica-and-Henry0 @Sandra126   here in Australia there is Performance NEW on the top menu just before Teams.  Then it is the first tab under Performance - Occupancy & Rates.  I hope they are just trialling it because it is all wrong.  Even last years figures are way out as I had higher occupancy last year and 90% was Airbnb bookings.

@Wendy117  Thanks. I guess hosting page formats are quite different in different areas of the world. There isn't anything on my hosting pages that says "Teams", either. It seems like you guys over in Australia are the guinea pigs.

I was looking for something/someone who seems to be having the same problem.  It’s been only for the last 2 or so weeks that I’ve noticed it.  I have one property with 3 listings.  One “whole” and 2 “separate”.  They’re all linked, so you can book as whole and it blocks the singles, vice versa.  The occupancy rate isn’t calculating right.  It’s saying I’m at 39% and I only have 2 nights left in ONE of the rooms.  The last few months, it’s been reflecting right and saying 100% occupancy (always booked solid) - however, this month, something is wrong.  I hope they fix it!!  I did report it, but haven’t heard back.

Does the Market Median stat refer to occupancy rates in my city? Zip Code? Or ? I try to use hotel metrics to compare how I am doing with the market in downtown Minneapolis.
