Hi All,
I am new to AIRBNB (since 4th Aug17) and have recieved a 37 day corporate booking (disc 33%) for 3 bedroom 2.5 bathroom double garage entire Condo. I intend to provide 2 full sets of linen and towels for each (1 kingbed, 1 queenbed 1 sofabed) and a mattress and inflatable mattress if required. Any suggestions would be greatly appreciated. I have a cleaner available for Aus$25per hour. I expect to provide clean laundry weekly. It is an absolute premium location and property 50 metres from beach on one side 50m to marina on the other. Well it really depends on what you are willing to do and what the guests' expectations are.
You chose the protocol so the speak.
Just make sure to have it cleared with your guest whatever you decide you want to do.
If you're planning on sending over cleaners during his stay for an extra charge, you should have the guest to agree with this.
Look at the many threads regarding cleaning. It might be helpful to you to see what previous hosts have done and what they've dealt with.
Instead of weekly or monthly discount I would offer basic weekly cleaning and towels-linens change because it gives me the oportunity to check if everything is ok and because it is easier to clean it when they leave.
I have a private guest room listing in my home and have a monthly discount in place, but I still provide clean towels throughout the guest's stay and vacuum the guest room floor every couple days (and I do not disturb the guest's personal items - I vacuum around whatever is there). Guests staying longer than a week have access to my washing machine for personal laundry. And I (host) handle all bedding/sheet changes and laundry of sheets and towels. I make sure my total (after any discounts) is enough to cover whatever I provide.
I think it all depends on what you think you can provide, and what are guest expectations, plus what did you factor into the original pricing, and did you state prices for additional services in your listing description. Every listing, every host is different 🙂
