I've been asked by a neighbour to manage their property by adding it as a second listing to my own AirBNB listing.  They have no AirBNB experience and live out of town.  The period would be for one full year. I have experience and am a Superhost.  I would manage the listing completely.  How do I know a fair rate to charge?  Does anyone have similar experience?

@Melanie433 first of all they need to set up a profile on their own and have you as the co-host, because I am sure you dont need the extra trouble of paying taxes for a property that is not yours, I am sure there will be some legal dificulties that way. And if you add the property on your profile, even if you remove it after a year you will get stuck wit the reviews forever for a place that you don't own. Don't add it to your profile, make them their own and they will recieve the payments and will pay you the rate you both agree on. The rate should depend on your obligations and what you both feel comfortable with.

Taxes are taken off by AirBNB in my area.  The other property owners want me to deal with everything as they are not in the same town.  They don't have time to manage the calendar and as I am nearby to the house it doesn't make sense for them to be doing all the back and forth communicating about what time to meet, where to meet, calendar changes,  change of plans etc., etc.,  They don't want that.  They just want to have the house generating an income for the one year period and they want me to manage it because I have the experience.

 

I am looking for comments about what to charge them or a percentage split or what other people do in these situations.
