need more options then accept or reject a booking

The problem I am having with the super host ratings is how AIRBNB determines the response rate. Does AIRBNB read some of the inquires we get? There is a reason a host does not accept or decline. There needs to be more options such as an acknowledgement of the request with more discussions without having to either accepts or rejects the booking until more discussion has taken place.

Hi it's a common concern by many hosts however rest assured all your Host responses are taken into account, including the fact that you write back to the potential guest in a timely manner.

The system does not just monitoryour accept/decline reponses, so if you write back nice and early, even if it is to "discuss further" and not yet an acceptance or to "Decline" a request; this means you are maintaining a good response rate.

I hope this is a comfort and encouragement.

If you are needing to regularly refuse requests, then this can be a prompt to consider if your listing is well described and clearly represents itself to potential guests for whom it is suitable.

Lots of 'Declines" might mean a few adjustments to the description may be advisable.

Then again maybe everything is well laid out, and you don't need to make any changes.

But if there is a common thread in the type of unsuitable guest enquiries you receive, and you can think of a way to assist these types of guests to realise that your place won't suit them, then editing your listing will save you and other users a lot of time in the future. Thus having the effect of increasing your acceptance rate as you begin receiving a higher proportion of enquiries from guests who are a better fit for the facilities at your accommodation.

a decline may indicate my listing is not accuratly describing my home. I guess I could have accepted, I get as much people trying to either get around paying AIRBNB and asking for my contact information as I do people just wanting to know the neighborhood. We need more options then just accept or decline a booking

 

My name is Monica and I have a favor to ask you. My husband and I are looking to buy a cabin up in Munds Park. We went there this past weekend and fell in love with the town. If we do buy a cabin we would love to be able to rent it out on a site like AirBnB to potentially help offset some of the costs. From the looks of your beautiful cabin, it looks like you have a lot of positive reviews from renters. I was wondering if you could tell me how easy it is to have the cabin rented? Do cabins in Munds park rent easily? Do you rent in summer and winter months? Are there cleaning services that you use and trust in the area? If things break (heater/ oven/ etc) are there people in town you know and trust to come fix? These are all some of the questions we have before we start looking into our cabin search. Perhaps you are referring to the accept/decline option that shows up in your email notification?  I click on that, but then send a message without actually either accepting or declining. seems to work fine. 

 

I am new to Airbnb and  I agree with Rebecca regarding the accept or decline situation.  I had someone contact me about one of my 

vacation rentals and her comments were rude.  I responded in a positive manner and her response back was not at all nice.  I can't imagine how anyone would want a person like this to stay in their home or other rental.  The only option would be to decline such a person, but what are the consequences?
