Hi, I'm a new host and just got my first request (yeah!). I have a security deposit requirement and cleaning fee. the request I just got shows the cleaning fee, but not the security deposit. I understand that airbnb only collects/pays on the deposit if I process a claim, but how do i know that this guest is aware/agrees to the fact that the property has a security deposit? Thanks so much!
Christy
During the booking process the guest agrees for Airbnb not you to hold the Security Deposit. You will not see it on your end. However, when you make a claim for say a $20 pillow that was stolen, Airbnb will promptly give you $20 and release the remaining Security Deposit funds to the guest.
That example, judging by posts on the forum, seems highly unlikely.
Origianlly I had my depost set at $500. I recently changed it to $125. Someone booked right when I changed it and it booked him at $500 but I had already told him I was changing it to $125. How do I refund him the difference now?
How can you refund something you do not have?
Airbnb holds the Security Deposit. Your guest will need to reach out to Airbnb Support or they wait till the reservation is completed and Airbnb will release the Security Deposit back to the guest.
The only thing that is held is a potential charge on the credit card, all clearly explained.
