hi Andrew
I advise you to call any of airbnb result in your land, you look airbnb contact on the internet with your country. going on resolution of center and signals -the!
Tell you the because it has no right to do that. He did not keep your resolution so they'll take her money from the deposit; you have to be compensated. You even have the right to cancel the trip and too bad for him, money is lost to lui.Un advice: do not expect ps he left, reports the suite.A right from the moment it violating the regulations he signed, it is you who will succeed;
A lot depends on the length of stay that you have the guest booked. If short, then maybe better to ride it out. If long, then contact Airbnb as you have probably already been paid for the stay. Question; Why are you entering the room? Not a good idea unless for safety reasons.
If it were me, I would have a quiet, friendly discussion regarding your concerns. I do not share your concerns about bringing a guest overnight if there is no impact on you. Extended additional guests would be a concern as you have indicated that the agreement is for one person. As far as the room being a mess; as long as there is no damage, you should expect that some people are not as neat and tidy as you would like them to be. You should expect to have reasonable clean up after a guest has left. You will certainly change the linen for clean. If there is damage, well then, that is another story. Again contact Airbnb regarding this.
An accurate review would be welcome to warn other hosts - it's pretty outrageous bringing people back to your place like that.
As for claiming against the security deposit there are two things you can consider right now:
Extra charges for his visitors - as you would have charged an additional fee for another person staying
Additional cleaning for smoking in the bedroom.
Right now you dont know if he is going to leave the room messy or neat so....
As soon as your guest departs contact AirBnB and put in a claim: the extra guests is easy.
Additonal cleaning - I believe AirBnB need some sort of invoices or receipts to show what was involved. So for example if you need to have the duvet, curtains dry cleaned then do so...etc..
Hi Andrew,
Your listing states that the room accomodates two but there is a charge for person beyond the 1st person. You should charge for the extra person. If he is smoking in a non-smoking room, the clean up will exceed your cleaning fee, so you need to make a claim under the security deposit.
I have seen several posting where there is an expectation that "permission" is needed to have non-registered guests. I wonder if guests have expectations akin to hotel experience where no permission is required. In that case, it might be useful to add a comment to your house rules. I suggest you add something like, "only registered guests are allowed unless previously discussed with the host."
Hi Andrew,
You would have grounds to claim the security deposit if the guest was smoking in the room. Has he admitted to this in the message thread? Did you see cigarette butts or ashes in the room?
As for the women he is bringing back I don't see anything in your House Rules about bringing visitors or overnight guests so I don't know that you would have any case beyond charging the extra-person fee and you should certainly do that. Submit it through the Resolution Center and then make your expectations clear for your guests going forward. My House Rules make it clear no visitors without prior, written permission. Only registered guests are allowed onsite.
Based on the smoking I'd throw him out as long as you have proof he was doing it in the room and not just smelling up the place because it was clinging to his clothes.
