Hello all, I am curious the experience any of the new AirBnb Plus hosts are having with this new designation. Have you seen any increase in bookings? Was it complicated? Do you feel it was necesary?
Hi @Matthew285,
Very good analysis!
And I think you have taken the right city. As the deviation worldwide was not that big (I think, my analysis showed only a decrease of about 6 worldwide, during a 3 week period).
I would expect that even with a completely blocked calendar, these listings would still show up – when you do not fill in any date, upon selection.
Obviously when a listing is either snoozed or deactivated, it won’t come up.
But then again, why would a Plus listing be snoozed? But maybe this is the way of working of these hosts, when they hit their city limit for max nights rented a year.
As snoozing would avoid a listing to be available to be put in someone’s wishlist.
I do not completely understand your remark on: 3 are "Whole Home" listings, and 1 is a Private Room.
As Private Rooms can be Plus, as long as they have an ensuite bathroom.
Lizzie told me a couple of days ago: "I'm not sure how long the process is taking at the moment, there was a rise in applications when it was first launched".
This is what we know now:
I can imagine, Airbnb got an overwhelming amount of requests for properties to be put unto the program (already from other existing listings in these 13 cities). So at the moment the throughput time to become Plus, is something around 2 months or more.
Furthermore I can imagine, that ‘dropouts’ may only occur, during the first 2 weeks of each quarter (as a result of the Superhost evaluation; Although Plus and Superhost are not entirely interconnected).
There are other cities around the globe with max nights stayed regulations. It could be possible that London and Barcelona have something like that as well. I do not have an exact list.
And @Rebecca181, Yes I’ve also seen that post too of someone saying they were waiting for months on the completion of their Plus application.
@Cor3 regarding the 3 "Whole Home" vs 1 "Private Room": the "Whole Home" listings might be subject to the 90-day limit on unhosted stays, while the "Private Room" listing would have no limit on how many days it could be rented in a year. That't the reason I mentioned it.
I might try to find a second city that has no Airbnb restrictions and fewer than 100 Plus listings.
Hi @Matthew285,
Ah, Okay. That makes sense.
Would you have the Airbnb 'room numbers' of those 4 missing listings - for me?
Thanks.
Thanks @Matthew285,
I will have a look at them, to see if I can find anything else out of the ordinary.
When I can see anything, I will let you know.
Hi @Matthew285,
I had a quick look at these 4.
And the main conclusion, that I can draw (For now and based on these 4 listings alone), is that the number of reviews significantly went down over the past 3 months!
All have indeed blocked calendars, and I tried to locate 19161692 in the ‘ordinary’ way on the map.
And it did not show up. I’ve seen listings in ‘our town’ with blocked calendars. But you were still able to find them on the map, when you did not fill in the dates?
Plus: On top of the page, Page-views doubled. But when you think you can therefore increase your price? It can turn out to be a bit tricky.
As high Page-views don't pay the bill - in the end!
@Cor3 the listing with the "sister" listing is interesting.
If you look at the reviews, all the recent reviews are for the Non-Plus listing.
The 12 most recent are all for the Non-Plus listing, and 16 of the most recent 17.
It would be very interesting to hear the story from the host.
Hi @Matthew285,
I did some random rechecks today. And as far as I can see it. Hardly (if not at all) any progress on the roll-out of new Plus listings?
Ps.
I have not been able to find the host (Joyce) on the Community. As her Plus listing looks pretty deserted (except for some weeks in summer 2018).
@Cor3 your message prompted me to update the survey of the San Francisco Plus listings.
Last survey: 20 Apr 2018. New survey: 29 May 2018.
20 April count: 45 Plus listings
29 May count: 44 Plus listings
The difference: 3 newly arrived Plus listings, 4 old Plus listings no longer showing.
The new: 6415052, 11474754, 19594008
The old (no longer showing): 11888682, 8701367, 7810254, 16352294.
The last listing (16352294) was new to the 20 Apr 2018 survey, and is not on the current list.
Hi @Matthew285,
Thanks for extending your survey!
I will look into these.
11474754 is Joyce’s place (you remember? The one with the sister listing).
I’ve noticed that the calendar for that particular listing is open somewhere during the summer.
First quick impression: Not much renting is going on with these listings.
Funny: 16352294, is a bit of an exception and seems to have been rented a couple of times during the last month? So a bit strange, that especially this listing has gone.
So more than 3 months, since the announcement and not much progress – for now?
I wonder when the big explosion of Plus listings will happen this year (Target is 75,000 by the end of the year).
So all in all: You can opt-in for Plus (when available). But what Opt-Out choices does a host have?
I.e. It is possible that a host destroys his own business, by moving towards Plus!
Omg! You guys are so funny LOL!
I have not nuch interest in airbnb plus because i'm afraid of being another one sided painted wall clone LOL! and don't want to be on my toes from over expectations. Basically if they want super 5 stars, they can go to a 4 star hotel room! I don't think those plus's are getting heavily booked either! thats life! but its good for people who have overly cluttered homes and does need interior designing!
It is interesting that the "Plus" program has plateued instead of increase. If it is successful you would think more would jump in. I would love for a plus host to jump in the conversation and give us there take on it.
@Matthew285 Nice bit of analysis there. Yes, I'd love to see you analyze a different area, but what 'Plus' cities have the least regulations on Airbnbs, do you know?
I did see a post here this week from a host who is frustrated by how long it is taking her to obtain her 'Plus' status. All the photos, meetings, decor, etc, has been done, but she can't get an answer from anyone on what the hold up is. So if this is true in all 'Plus' locations (not sure if it is) than the appearance of attrition will continue until new 'Plus' homes are confirmed.
On a related note: I am NOT in a 'Plus' area but earlier this month, Florence's 106 Airbnb listings suddenly were reduced to 91. That's 15 listings that disappeared. Even more, I would venture to guess, because yet another Property Manager listed a bunch of new whole house rentals. So it could be at least 20 out of 106 disappeared. I am starting to feel like I am in a Stephen King novel...(gulp).
@Matthew285 No! One day we had 106 listings; the next day 91. It did seem to coincide with ABB's quarterly review period, but not sure if that effected the mysterious disappearance of these listings or not.
