I just hosted through Airbnb for the first time.
There is a charge for propane gas used that the guest anticipated, but there are also several additional unanticipated damages. I know the cost of some of these damages but am waiting for contractor estimates to repair others.
I am concerned that Airbnb states that any issue needs to be resolved within 14 days of the guest's departure. Should I ask for immediate payment on the items for which I know the amounts due, and wait to put into a separate claim for the issues for which I am awaiting contractor estimates?

I would definitely get all damages in now, with photos for the stuff that you don't have documented estimates for. My question is, why was there so much damage? Do you have your booking requirements set to at least two verifications and reviews? How often do you rent? If this is a short term party rental, then is it going to be profitable for you? If it is long-term, then I would up the booking requirements. Lastly, if you are anticipating damage, try a security deposit. It may slow your rentals, but anyone with the right profile will be willing to contact you first and ask that you waive the security deposit.
Could not see any mention of Propane charges on your listing. Has the Guest acknowledged the damage and is willing to pay?
I'm curious, too. What did they do? You have 14 days or until the next guests check in, btw.
