My double bedroom window is very wet in the mornings with the 2 guests staying in the room. They complained the room was cold and I told them if they open the window and dried it out the room would be much warmer., but they won't, The have a heater that is on all the time yet walk around in short sleeves. My window sills are getting ruined. Am I allowed to enter there room to wipe down the windows to protect my property. They are staying for a month.
I assume it is OK, Hotels do it all the time; maids, repairpersons, etc. Knock loud and announce yourself before you open the door. Just let them know you will be going in to do this task as often as needed.
Send them a message that you will be enterring the room. Tell them why, frequency (daily, etc) approximate time window (sometime between 9-10 am). It should be documented that you gave them notice in case they complain and it will give them time to put away any personal or valuable items if they wish.
Thank you for the great advice
@Robyn92 I agree with @Vanessa-and-Kurt0. One of the most important things is to disclose the information. For the future, you can also require the process to be done by putting it in your house rules.
I have it in my house rules and mention several times in my listing description that we will enter the guest room (when they are out during the day) to vaccum floors and under the bed, and to open or close windows. All my guests are long term, and have all been so respectful of my house rules and did not seem to mind that we would occasionally enter their room for a quick vaccum.
If you didn't have anything before, please update your description and house rules. Also for now, do what @Vanessa-and-Kurt0 suggest and also send them a smiley face message with suggestions about airing the room regularly and "how to" use the heater properly to keep the room warm, offer an extra blanket etc. and just to make sure you have proof that you did what you could to address their complaints.
Tell them about the wet windows, moist and damage they can cause if they don't went the place.
Tell them if they will not vent the place regulary few times a day then you will come and do it at xx, xx and xx hours every day to protect your property.
Host don't need any permission to enter and protect his property from damage.
