I have to collect 15% occupancy and sales tax in my location. AirBnB suggests that I do this through a Special Offer. However, they have also informed me that if I do not use "instant booking" that I will lose my preferred ranking and my house basically will be last listed when someone searches. I have tried both and I get zero inquiries unless I have instant booking on. However, I do not see how I can use "Special offer" to respond with an offer including tax if I use Instant booking. I feel that I am in a lose lose.
How else can I collect tax? My listing description states in bold that 15% tax will be collected upon arrival and I left an envelope. But an irate renter left me a message stating that this must be done through special offer and disclosed - with the threat of a low rating - which of course means low listing from AirBnB.

You put it in your house rules and in the listing that there will be an extra 15% collected for occupancy taxes after the reservation is made. You can then send a request the funds through the Resolution Center.
that is exactly how I do it as a request for money after they check in. I have not had much problem with it.
