Some time the guest are very sensative. They are paying for budget category pricing but they are expecting five star hotel service. This is not fare to the host and they put bad review about service. This make even worse. The guest should unnderstand. Airbnd should educate them and build more public awareness.

The hotel is listed as budget on Tripadvisor and the reviews there are even worse. I think the OP needs to look inwards for solutions rather than blame AirBNB and its guests.

With 70 rooms, you are a professional and know the business.
You are using airbnb for their incredible marketing ability. But their up and front very public review system is very different than the traditional hotel review system. Traditionally, hotels did not have to concern themselves with the reviews or would buy reviews with advertising dollars.
So, is Airbnb right for you?
If you are concerned with entitled guests, please do remove your "boutique" hotel listing advertisement. "Boutique" conjures up images of sparkling clean, well maintained and fresh. At your price, it may be difficult to provide this.
Also, airbnb will bring you people from all around the world. They have very different expectations than your past customers.

@Md-Mizanur0 I would reiterate what other hosts have advised- get rid of the "Boutique Hotel" designation and step up your cleaning standards. "Boutique Hotels" are known for unique decor and styling, interesting furnishings, etc, not what looks like a standard motel or hotel room. They certainly don't sport stained sheets, and they are not usually budget accommodations.
I suggest you get rid of the carpets, if possible- they are impossible to keep really clean and hold odors. Get rid of those weird fish-eye photos which distort the look of the room, and don't take bathroom photos with a straight-on view of the toilet with the toilet seat up. Replace those drapes with some simple curtians that can be thrown in the wash.
There's nothing wrong with what you're offering, but you are inaccurate in your description. This will inevitably lead guests to be dissatisfied (and all guests will be dissatisfied if things are dirty) and leave poor reviews.
