How to list as both private rooms and entire home, without double booking!

I am going to be moving out of my house in a couple of months and so will be able to rent it out as an entire home. But I don't want to lock myself into that, and would still like to be able to offer private rooms with breakfast so I am as booked as possible. Is it possbile to do this without the 3rd listing, the entire house, conflicting with the calender and causing double bookings?

You have to use multiple listings and be vigilant. Definitely don't use instant book on each. What you could do is use instant book on one, and when someone books, immediately block out the other listing. And if someone requests on the non-instant book one, make sure to block out the dates on the instant book one before accepting.

So there's no way to synch the calendars within the airbnb site? I.e. if a room in the apartment gets booked, there's no way to get the entire apartment listing's calendar also blocked for those dates and viceversa?

You might can try the following, but I am not 100% sure.

1. 

Go to: Entire home

Edit listing -> Edit Calendar -> Availability Settings -> Sync Calendars -> Export Calendar -> Copy link

2. Go to: Private room

Edit listing -> Edit Calendar -> Availability Settings -> Sync Calendars -> Import Calendar -> Paste link

You can add more links to 1 listing (so multiple links of the different rooms to block the Entire home).

That was just what I was looking for! I have set it up and as soon as my house is ready for 100% occupancy I will unsnooze it. Hopefully I will avoid double bookings 😉
