Hi there fellow hosts! I am seeking your help and input. My listing is not getting very many bookings and I don't know if it is just due to the competition in our area or if there is something(s) I can do to make my listing more appealing to prospective guests. If some of you with more experience than I have could take the time to look at my listing and give me advise/suggestions on ways I can make my listing more appealing it sure would be appreciated . Please also tell me what you do like about my listing (if anything). I am not very experienced at this and would really appreciate some feedback from more experienced hosts! I have already posted a question very similar to this one but only got one response. Would sure appreciate more than one opinion!
You are a Superhost with lots of great reviews so you must be doing something right! Also, I see you had several bookings recently, so do you mean bookings have fallen off for the comnig months?
If so, this has happened to me also with this month being the first really slow one since I started hosting and nowhere near as many bookings coming in for the next few months as there were for the same time last year.
Do you use Instant Booking? If not, this might be the problem. Airbnb is really pushing IB now so those that don't use it are at a real disadvantage in the search results.
However, if you are using IB, then I'd be happy to look at your listing to see what else the problem might be, but I'm not that much more experienced than you!

Hi again Huma, I just wanted to mention that you are correct I get great reviews after they have been here. Everyone seems to really enjoy their stay. The problem is getting them here to leave those great reviews. I seem to have lower bookings than other hosts in my area and am just wondering if there are improvements in the way the property is presented that may help attract more guests.

Your place looks very warm and cosy and your reviews confirm this! The description seems fine, but we know that guests won't read much until the listing has already caught their attention, which is why the images are so important.
I agree with @Branka-and-Silvia0 that ideally, you would want to update the decor a bit and then get a professional photographer in, but in the meantime, there are some good tips on other threads about how to take better photos yourself. I will try to post the links here if I can find them.
I would also think about the order of your photos. For example, photo 1 of the exterior is good, photo 2 okay and shows more of the scenery but photo 3 is not so good as it's quite out of focus. I wouldn't put all three together as the first images as they are too similar.
Images 14 and 15 are lovely photos of the scenery. Perhaps you should think about moving these earlier in the order. I would also show a bedroom photo before the living spaces. As a guest, I would want to see what the bedroom looks like before, for example, a reading corner or dining area. I would also want to see what the actual shower cubicle looks like behind the curtain!
You mention quite a few things in your captions and your description which are selling points, but a picture speaks a thousand words, so take some close up pics of all the fantastic extras that your guests keep raving about. Add photos of the goodies they get in the kitchen, your great selection of DVDs and boardgames, the toiletries you provide (if they have attractive packaging). Do any of the rooms the guests have access to have lovely views? I bet they do, so include these and caption them 'spectacular view from the bedroom' etc.
Now, as for the decor, that is partly a question of personal taste, so I'm not going to make too many suggestions about that. However, I have worked as a professional stylist for over a decade, so if you want any tips, just let me know! I would agree with @Branka-and-Silvia0 about getting rid of some of the different small rugs and pieces of carpet, especially in bathroom or kitchen areas. I understand they make it warmer, but they can also make it feel a bit cluttered and chaotic.
One more thing, I noticed your star ratings are great, but the lowest one seems to be for value. I'm not sure why that is, but I spotted that you have a one off $100 cleaning fee regardless of length of stay. Now, I know you have to clean the whole place regardless of how long someone stays, but people do make more mess over a week than they would in one day. I would be put off paying this fee for a couple of days so it might be discouraging short term guests.
@Huma0 Hi again Huma, thank you for your suggestions I have changed my pictures with some of your suggestions. Also lowered my cleaning fee to $50 but upped my nightly price to make up the difference. It costs me $100 per cleaning! I tried to take a look but I think you must be in the middle of updating your listing as I couldn't see it anymore. It's very late in London now so I'm heading to bed, but will check again when I get a moment.
I'm also more than happy to offer some decor tips, as interiors are a real passion for me. I know you don't want to redecorate or refurnish your place, but I think that in the case of your listing, rearranging a few things could make quite a difference. Sometimes simply moving things from one area to another can help.

Okay, I can see it again now. Great that you have added photos of some of your extra offerings. Now a guest can see straight away that you go above and beyond with a well stocked fridge etc.
RE decor, well, it does depend a bit on what you are able/prepared to do. I imagine you, like most of us, don't have endless budget to spend, so I'm not going to suggest expensive changes. Also, I don't know how much time you have on your hands, your skills or your current health/levels of stamina! Are you crafty at all? Happy to pick up a paintbrush?
Budget wise, I think it's important to work with what you already have and make the most of it. I am sure @Branka & Silvia are right about what is on offer in Zagreb, but your's is not a city centre pad, but a country retreat where I imagine guests want to snuggle up with a warm fire after a long day hiking, so you are right to go for cosy. Trying to make it slick and modern would be an (expensive) mistake.
I don't know if you have heard of the Soho House group? They are a very fashionable company with trendy and expensive hotels and private members clubs which attract the rich and famous. I stayed in Soho Farm, their country retreat. Was it all slick and modern? No, because that's not what most people want in the countryside. Instead, it was decorated in a more charming, relaxed way with classic English 'antiques', without being stuffy.
Anyway, enough words! I will add some suggestions in posts below.
Let's start with the living area.
The problem I see here is that you have a very eclectic range of furniture and other items, but there's too many different styles and finishes and colours going on. Think about removing some items. Perhaps they will fit better in other parts of the property?
I would definitely remove the purple rug as it's really dominating the space. Maybe you have a rug somewhere with softer tones that work with the sofas? Don't be afraid to mix fabrics and prints, but make sure there are similar tones tying it all together. Perhaps also move the rug under the chaise. Although it's neutral, it's not quite working with the shade of the carpet.
The round screen in the corner might look better elsewhere, e.g. in the bedroom. Your African animal artwork doesn't really fit with the furniture. Is there somewhere else it could go? Also, a collection of pictures often looks more effective grouped together rather than spaced around a room. Do you have a wall somewhere that is large enough to group these into a focal point?
What you are then left with is white walls (I think?), the floral suite and chaise longue, a neutral coloured armchair and carpet (not sure what colour the uphostery is under the blanket on the rocking chair) and various pieces of wooden furniture in different finishes.
My plan of action would then be to tie all of this together by painting the walls a warmer, cosier shade. I am not a fan of white walls in general. They work well in certain spaces, e.g. an industrial style loft conversion, but can be very stark otherwise and quickly start to look grubby. A sage green could work very well with the tones in your upholstery and give that country cottage feel. Or you could try a dark cream or pale coffee shade. Just something to warm it up a bit. Surprisingly, dusky pink walls are very 'on trend' and an inky blue would work really well with the pink and green tones in the upholstery, even if it is just a feature wall, but you might find that too bold/dark for you.
I would then think about painting some of the furniture as there's too many different types of finishes going on from light pine to very dark polished wood. The more rustic look of your TV cabinet actually works well with the upholstery. You can recreate this on the other furniture using chalk (or milk) paints and antiquing waxes. It is not that difficult as there's no stripping or sanding required and there are many, many tutorials available online. Or, if that is too tricky, you could go for a more simple painted effect. By all means, have more than one finish or colour. Not every pieces has to match, but they do need to compliment each other, so think about sticking to maximum two types of finish in one room/area.
For the finishing touches, you already have some traditional style lamps here that work well. Perhaps you have some artwork to replace the animal ones, e.g. I noticed a little gilt framed picture by the breakfast bar that would work. Remember to group pictures together, especially if they are small. If you are nervous about doing this, you can lay them out on the floor or on a table first and move them around until you get an arrangement you like. Then take a photo so you remember!
I know that's a lot to take in and maybe hard to visualise, so I've done a couple of mood boards for you - one with mostly painted furniture in light shades and one with dark wooden furniture.

These are exactly the kind of point me in the right direction ideas I was looking for when I asked the question initially so your input is greatly appreciated. Just needed another eye to take a look. I can absolutely see what you are saying. The decor is easily changed I will definitely move the safari decor out and go for more country chic. I have plenty of pictures of florals and country cabins that I will move down to replace the others. As for painting the walls I am in the process. I am doing one or two dark contrasting walls in each room and all other walls are going to be a warm doe skin color. I guess that it is good that I have this slow down so I can get some of these things done. By the way after I moved and changed my pictures I got an immediate reservation for this weekend! The doe skin colour definitely sounds like it could work. And, yes, of course I am happy to take a look as you make changes. I am not sure of your timescales, but I will be travelling a lot for work next week and the week after, so not on the forums as much, but I will try and check in from time to time.
I had some thoughts on some of the other rooms too, so will add more suggestions when I have a moment. In the meantime, good luck with the painting!
Hi Huma, I was reading this thread and I lo the feedback that you gave to Mary and Kelly. I am new to hosting and have seen a decline in booking or general interest in booking. Could you take a look at my listing and let me know how I can improve it?
Oh yes, and slow periods are definitely the best time to get some work done in the property, which is why I really should finish painting those wardrobes!
