NO BOOKINGS!

Hi all - I have a property in Sydney. I was booked often in 2018 but this year nothing!! What am I doing wrong? This is my only source of income right now and getting worried. Contacted Airbnb but said at first the default was ‘unavailable’ but then told me it was showing up as a listing and everything was ok. Still no bookings. Should I list elsewhere?

The main thing that jumped out at me was the 3 night minimum booking. Perhaps you could experiment with 2 or even 1. 

You could add photos of public transit schedules and also photos of shops or other things that are close to the house, to alleviate any worries about it being too far from the city center.

Searching for "Leichhardt" shows a lot of listings, so there is much competition. Only by zooming in (from zoomlevel 15) on the map towards "your"  neighbourhood brings up the listing, but not even on first page (out of 75 homes). So without some filtering it will not be found easy.

Maybe do some promotion outside Airbnb via Social media etc.., also upload a nice cover-photo to your homepage first:

BTW

The listings says it is an entire bungalow, but it also says: including breakfast.

I wondered: how is the breakfast arranged, as it is not a common feature when renting a whole house ?

Hi Julie,

I know exactly what is wrong with your property listing causing this low booking rate. The photos could be much better if using a professional photographer as it will definitely be the main attraction of your listing. So I advise you could ask someone to take new photos for your property. 

Now I have several properties for Airbnb on the website and the photos are all taken by photographers. If you need any suggestion, please let me know and I will be glad to provide you with any help if you want.
