New thoughts about the Pricing!?

Hello everyone!,

so i've been doing my market research almost daily, so i can increase my bookings, even tho that does not depend on my i guess.. its just luck?, anyways.

I obviously know, that the people around my area, that are actually not too many, like 10 aprox, have almost the same price, except for 2-3 listings.. which they are super expensive.. 

so i've been changing my price almost daily, to different standarts.. but the thing it's.. i can't set a low price as the others, because i offer many other things, and my space, lets say.. its better than theirs,, which is simple maybe a room, or a room with a few furnitures,

and mine is a whole shared house.. also, what if they are the ones who are leaving money on the table, and charging actually bad cheap rates.. i mean its okay if they don't care about the money, but somehow could be harming other hosts that are trying to set their prices right??

So i'm afraid, people are thinking my house it's "expensive" so they go for the lowest option?..

and so then.. if it cheap it up, would not attract people who are not careful about my furniture and things in general?, someone gave me this advice a while ago.. that being not so cheap, because i actually had expensive house set up.. compared to other listings around the area...

@Alexandra224 I would do a research what types of guests are most common in your area, what are they looking for and at what prices. I assume that welthy guests book a hotel or the whole home/apartment and not just a room with shared bathroom etc. Maybe you could lower your price but do not offer kitchen or your living room. 

Look at your competition in the wider area , find those who are booked most of the time and figure out why. Then compare your listing with theirs and try to find your target group.
