No enquiries no bookings in 2 months

Can anyone help me.  I set up my lisiting a while ago and had only a couple of views on the site.  I then posted on Facebook and according to my phone app Ive now had 150 views in just a few days.  However not one enquiry.  When I check the website it only shows only 11 views!!

Any ideas what we're doing wrong.

Very nice listing, you may be loosing views based on showing 2 person occupancy when theoretically you could accomidate 8 people (if you had no other guests).  Maybe you should change it to show all 4 rooms and then explain the situation clearly in your listing.

Thank you for your response.  I was under the impression that the only way to manage bookings for seperate rooms is to list each one inividually.  Is this wrong?

When I looked at your listing, colin, it wasn't really clear what was on offer. You say you want to offer all the rooms but only one was mentioned in your single listing.

 

As has been said, perhaps you need to be more specific - offer the blue room, the red room, etc. in separate listings.

I completely agree with @Jonathan6 except that I would create four individual listings, one for each room.  I would give each room a name (e.g. Sunset, Pool View) and then manage it this way.  This way, your property will show up 4 times in the search and you have the ability to offer other rooms for people who are travelling as a couple of couples.

I don't see anything obvious. You might add a few more "amenities". Such as, if there's a desk in the rooms, check "Laptop-friendly workspace", add an iron, and so on.

Try temporarily reducing your rate well below similar offerings. Instead of the equivalent of $63, set it to $50 weekdays / $55 weekends. That might attract some bookings, which will result in reviews, which might also have your listing appear nearer the top in AirBnB's searches. There's a LOT of competition (hundreds) in your price range in your area.

Lastly -- and this has nothing to do with your lack of inquiries -- since you have 4 rooms you're trying to rent out, you'll need to set up an individual AirBnB page listing for each. (The listings can be near-identical; look at other listings in your area and you'll see many duplicated listings, usually for individual rooms in hotels.) One of the reasons you need 4 separate listings is that if you have only 1, then when you do get a booking for any given dates, those dates will then show as unavailable.

Thank you for your responses which seem to follow a familiar theme.  I shall take your advice and add listings for all the rooms and play around with the pricing.  In particular I think it may be best to try to get a few lower priced bookings to get some reviews.

One thing to know is that AirBnB intentionally puts new listings near the top of search results for some brief period of time. (You've probably passed that time-frame by now.) They do this to help new listings get some action early on, so that new hosts don't just give up too soon. But they only do this for a short period of time.

Your listing has probably "aged" beyond that extra-boost period. So, a radical move for you might be to delete your current listing and create a new listing for the same property. If you do that, list the property at really low rates initially so that you can get some good bookings and good reviews. Later, after 4-5 glowing reviews, start slowly bumping up your rates while maintaining quick response times and excellent cleanliness and other rankings.
