We are very new to Aibnb, we just started and have had 3 groups so far and have many bookings through the summer. Our first group was not airbnb as it was booked before we joined. The first 2 groups were excellent. Clean, respectful and reasonably quite in the evenings. Both gave great reviews and one has already booked for next year. Our 3rd group who just left were terrible. They were loud, very messy and incredibly disrespectful to our home. They were asked twice to keep the noise down at 12am and both times continued. It states in our site no parties and quite time is between 10 and 8. These were 6 adults with 4 children. They said it was 8 adults with 2 children. Not sure why as we dont charge extra. They left garbage all over the house including food on plates in the bedrooms. They never emptied the garbage so it was all over flowing on the floor with dirty diapers. They left pots and pans with food still in them as well as garbage outside at our pool. To name a just a few things. We do charge a cleaning fee but felt this was excessive. So far there doesnt seem to be any damage.
Just hoping someone with more experience with this can give us advise. We dont really have any specific rules about how clean people need to be and we do charge a cleaning fee. So not sure how to handle this. Also with the review as we dont want to show a negative experience so soon.
The noise is another issue. We have a partime caretaker living in the basement suite (we let our guests know this) She basicly had to leave to stay with someone else as she could get some sleep as she was working during the day.
We have really tried to go out of our way to make guests feel welcome. We are maticulous about cleaning our house before guests arrive and making sure they have everything they need. When they arrive there is a substantial welcome basket with local wine, cider, fruit etc. Along with that is a detailed sheet of house rules just to reiterate what is on our Airbnb site.
Is there anything else we could be doing?
You seem to have your rules sorted, the issue sems to be enforcing them. and rules you have are only as good as your ability to enforce them.
Yes @Peter-And-Catharina0 I do agree with @David126 - and if you know a guest is breaking your house rules, you are able to contact Airbnb to have them cancel...to my knowledge.
Without looking at your listing, hopefully you are charging a cleaning fee and a deposit. If they destroy things, you can take photos, get receipts for repairs, and submit claims to AirBnB. You get to keep the cleaning fee no matter what. And, as someone else said, you should call AirBnB the first time they break a major rule.
The main benefit of a Security Deposit is hopefully your Guests think it is enforcable.
