Not enough time to clean apartment

Hello all !

First time writing on the discussion board and would really love some feedback .



I am a slightly flustered because I was under the impression that when guests checks- in I have the day prior block ( for cleaning purposes )

 

However that is not the case.

 

My issue is that I have guests staying on my property from Friday to Monday. Then I have a new guest checking in that same Monday at 3PM on the dot. I usually have a cleaning lady however she won't know until closer to the day if she is free.  I also work during the day.

 

How should I handle this problem? The condo will not be ready until 6pm , if I have to do the cleaning myself.

 

 Would you ask the guest to check in later? Or refund the cleaning fee to them since the condo won’t be ready in time ?

@Michelle1225  I would never allow a guest to check into a place which hadn't been cleaned, even if you offer to refund the cleaning fee- that's just asking for a bad review, and isn't fair to the guest.

You say you were "under the impression" that you had a day before for prep- have you checked your settings to make sure that didn't somehow get unchecked? If it still says 1 day before and after for prep time, contact Airbnb to ask them how a guest was able to book that check-in day and ask them how they suggest to deal with it, as you can't possibly get the place ready in time.

If it was an error on your part in your settings, I'd message the guest to explain what happened, apologize profusely, and ask if they could possibly check in at 6 instead, even if they leave their luggage at 3, and offer them an appropriate discount for the inconvenience.

- you can set your calendar to have it blocked 1 day before/after each guest

go to your listing /availability/reservation preferences and set your preparation time to 1 day before/after each reservation.

- you can also set your check in and check out time to give yourself time for cleaning.

- you can set advance notice to "at least 1 -2 - 3 -7 days in advance" so the guest can't book for the same day and you can timely inform your cleaning lady when she will be needed

 

 But, if you set your availability this way then you should consider setting the min stay as well. It is not profitable to block 1 night after each reservation if the guest stays just for 1 or 2 nights, you will lose half of the monthly income.
