A guest is booking for a year in advance, is there any way I can offer them payment terms? Or do they need to pay 100% upon booking? Thank you in advance.

All reservations have to be paid up front and are handled through Airbnb. There are no payment plan options at this time. You will get guests that may try to make payment agreements outside of AIrbnb....never ever do that. I also caution you on making a reservation that far in advance. I will generally only take reservations 90-120 days out. Circumstances can always change so just be mindful of that. When I get someone that requests to book that far in advance I always recommend that they simply bookmark my listing so they can easily return to it and book within the 120 day time frame. You can go into your calender and specify how far out that you want to accept reservations. I hope this helps.

Hi Aesha, thanks for your reply. We are located in a summer rental area and it gets really competitive during the high season. I already have three weeks booked for next summer so its necessary as everyone books at least 6 months in advance for the season. Also for those guests planning vacations, booking only 120 days in advance seems unrealistic. I do wish that Airbnb could accomodate terms like other rentals sites. For those of us renting in summer rental spots, it would be incredibly helpful.
I have seen so many problems with the limited options available now, apart from a pet fee I have a horrible feeling more options would just cause more issues.
