Potentially moving and unable to host any longer

Due to financial reasons, I may possibly need to move from my current home into a smaller home. This would mean that I would be unable to host any longer. Would Airbnb consider this an extenuating circumstance? Or would I be still be charged the host penalties associated with cancelling my current reservations?

Any insight would be greatly appreciated.
