I just received a request for a 19 days stay and it is unclear how Airbnb makes the payout computation according to what is stated.
The suggested price is listed as 19 days times 18$ but I have no idea where it comes from since my pricing is 19$/day during the week and 23$/day in the week-end plus other fees...

Airbnb defaults to a 25% discount for a week and 45% discount for a month. This seems illegal that they can price my rental without my consent/approval. It seems like sketchy/sneaky practices. I'll probably stop using them.
I checked your listing, and you not have any weekly or monthly discount.
maybe the first time that Airbnb activated the option your disount default was that, but you can always change that option.

Your listing shows a weekly discount of 10 % , so that would applicable to a 19 day stay.
Your listing has a weekly discount of 10%, and 25% monthly. is for that that the price didn't match with your "base price".
just change that value discount, and you get full price. 😉

I just had a guy make one booking, in which he booked for 4 Adults and 1 Child and he got a rate of $115 for the booking that does not take into account that this booking will require 2 rooms or one family at $140. So he is effectively being charge $20 per person per night for a bed and breakfast at that rate I will go broke in a week . The system does not have a function to address this . The help centre is useless there is no direct contact and sends you round in circles. I need and answer to this or I will need to de activate my listing

@Mike209 Not to be rude, but your multi-unit listing is set up all wrong. About as wrong as it can be, in fact. You need: 1) individual listings for every room that you're willing to rent out by itself, and 2) as many "combo" listings as you have the patience to set up for all combinations of groups of rooms that you might rent out. And then you need to "sync" all those listings' calendars. A lot of work, yes (especially because, as of right now, you have 13 rooms combined into one listing), but if you don't do it that way, you're not only going to keep experiencing the problem you're currently describing, but you're also going to find out that if someone books any one of your many rooms, the entire listing's calendar will be blocked for those dates and no one will be able to book any of your other rooms.
You really need to go to AirBnB's Help system and do a little reading.
