I tried to search for my own home and the advertised price on the map is higher than my actual price.  I called Airbnb and was told "that's just the way the system is".  She said if you don't put dates in on your search then the actual price will show.  I explained that wasn't a satisfactory solution because anyone coming here would know what dates they wanted so why doesn't it show accurately?   She also said that the price advertised is just a "price they might expect to pay" and that when they clicked on it they would see the real price.  I explained that if I saw a price that was out of my budget I would even click on it.  Again, she said that's just the way it is...

I also turned off smart pricing and it didn't seem to make a difference.  I asked if they had a tech support and she said no.  I ended up getting off the phone because I felt like I was speaking with someone who spoke a different (illogical) language.

 

Has anyone else noticed that their advertised price was shown higher than their actual price?

I believe it is because the pricing on specific dates will factor in whatever additional costs you may have added on your fees. Let's say that you have a cleaning fee of $100 flat per rental and your nightly rental is 250$. For a four night stay, they price probably appears at $275 because they are factoring in the cleaning fee. Hope this helps!

It's the same for everyone's property...not just yours. Until you enter a specific number of nights you don't get an accurate price as there are other factors that come into play depending on the number of nights, including cleaning, weekly/monthly discount, AirBnB service fees, etc.
