Private Room Pricing

We have a home about 5-7 miles from the coast.  It is in a "suburb" neighborhood but within miles of shopping and resturants and within 30-40 mins of 4 military bases.  We have had it listed with back to back long term renters for years through a Property Manager.  Recently we have had a horrible tenant as well as hurricane damage.  Our tenants will be moving out soon and practically the entire house will be getting redone. We feel like this might be a good time to keep the house for personal use (family sports, summer breaks, etc.)  HOWEVER we won't be using the house more than a night or two a month during the school year and maybe a handful of weekends in the summer.  We would leave the Master Bedroom with the private bath available for guests and only use the 2 front bedrooms ourselves.  Thoughts on renting through Air BnB?  Entire House or Private Room? If we rent it as a Private Room, should we consider it a Entire rental price?

I am having a little trouble understanding but it seems you are asking whether to list the master bedroom as a private room or as an entire house listing due to you not being there during the guest's stay even though the two other bedrooms are closed off? 

 

If so it kinda depends... Entire listing is a more attractive reservation, can usually book for a higher price and you might get you more bookings. However you might not attract good guests who are purposely trying to book an airbnb with the homeowner out of their hair. Unless you have front door security or are willing to vet your guests, I would just list it as a private room and let your guest be extra happy to learn that they have extra privacy.
