Problem with existing guest

Our current guests staying in on property have been extremely rude, arrogant and demanding to myself and property managers. The property is a luxury 5 star self catering property yet the guests feel they should be waited on hand and foot. I am worried they may cause damage and I'm expecting problems based on the way they have talked to staff.

Any advise please?

Being rude and arrogant and wanting to be waited on hand and foot does not equate with damaging your property - however you sense there might be more to come. Not a lot you can do right now - unless you feel strongly enough that you wish them to leave. If so contact AirBnB, but be prepared to have to provide a refund etc rude and arrogant (unfortunately) doesn't mean we get to keep guests' money.

 

Think ahead about what type of review you will post - keep it short and sweet and to the point. Something along the lines of: very demanding guests that may be better suited to a hotel environment than an AirBnB environment.

I used to be as accomodating as posible, but found out that with some people you just have to say no. They will keep on pushing until you do.

In five years hosting I have had just a handful of guests like this (three out of over 100 guests). Take a deep breath, hold for a count of 10 and exhale slowly. Smile and say to yourself "I love sharing my house". These sorts of 'entitled' guests usually don't damage anything, they just have high expectations and tend to treat us, airbnb hosts, as if we are their paid servants. They don't realize they are being rude. They really don't have any notion of "home sharing". They also tend to leave less than 5 star reviews. Humor them as best you can, keep smiling, and take their money, thank you very much 😉

 

In my experience these 'entitled' guests were all Instant Book guests. That is the primary reason I don't do instant book any longer. Let us all know in this thread how it all ends up.
