Reservation request a year ahead

I just received a reservation inquiry for next October. It is so far in advance that I did not get a chance to set my high season price yet but there is a huge international race going on at that time so the price usually goes up a bit for the period. I wouldn’t have problem renting my place up to someone else but I feel bad to tell the lady that the price she saw isn’t the price she would get if I had my ducks in a row. What should I do?

Tricky. What *I* would do is make an evaluation of what price she is indeed locking up, and ~IF~ it is reasonable, I would accept and chuck it up to experience. ~IF~ it is not, decline and give the reason that makes the most sense. Is there one decline option - "Prices not set yet" or something like that?

BTW, Airbnb opens up host calendars and makes future bookings possible in monthly increments, not sure the criteria they use or if uniform among all hosts. My October 2020 calendar is just opening up, so guess the limit is 3 years. The 'wrong price' thing tends to happen often, when passed prices are used by them automatically; understandable since they have nothing else to go by.

I had to do this a few times with guests, because I did miss setting a 'special' price as a month automatically opened. Just doubled-checked, as the calendar opens it follow the 'latest' rate (aka rate of the previous month).
