Reservation request's - some need to confirm and others are confirmed immediately

Hi All,

 

Sorry if this has been asked before.

 

When I accept a request from a guest to book, I have had 2 replies from Airbnb:

1) Pre approved and my guest has 24hrs (I think) to confirm

2)Immediately the reservation has been confirmed

 

Is this because the guest sends in a different type of request,? only I have had a guest dispute that they have actually made a booking (the booking confirmed when I accpeted their request), they were only enquiring (despite their message saying how much they would love to come and stay and hopes that we wil be able to have them) but I don't see how I could have done anything different.

 

I am not on instant book (had major problems with that in the past) and have a strict cancellation policy.

 

Any ideas would be much appreciated. Thank you.

We get enquiries and reservation requests which we can deal with in different ways.

You only have to reply to the guests message on an enquiry, no need to accept or decline the booking.

Thank you, I think  I know what has happened, the guest has sent me a reservation request instead of a booking enquiry?

 

He was really rude on the phone blaming me, they didn't even ask any questions just sent me a message saying how lovely it would be stay and hoped that we could have them, I wonder whether they had buyers remorse when I accepted.
