I would like make a claim as my guest Alex P (Confirmation Code: BQDF2P) has left damaged carpet by chewing gum.

Alos would like to make complain about this guest as he didnt respect anyof our house rules. He was inviting over friends who stay over night  or till 4-5 am. They listen to loud music, use kitchen while we all were sleeping. Over all we had very bad expirience with this Alex P. 

I'm ataching copy of the text message history between me and Alex P

1. He had people in.the flat again last night at 3 pm and use the kitchen and making loud noise,

2. He had another visitor at 5 pm before also using the kitchen He asked me if he can leave his 2 siut cases and bedding behiind until he came back for the next booking and i sent him the follwing sms before and after. Will they be locked because we cannot be responsible since we will have other customer You called again and we explained to you our position and you complaint about me and i let my son spoke with you since he is an native english speaker and doing a phd in Cambridge university. You ended up telling my son that you want him to tell me to **bleep** myself. This is not acceptable behaviour because we are trying to do you a favour to accomodate your request of leaving your belonging behind. He is more than rude in many occasions and his need for using internet is very specialized that he need phyisical attachment to a boardband device ie we need to install a boardband in his room and not even in tne hallway Because he download likely more than 21 quality movies in 3 days. He did not inform us he cannot use our wifi at least two days after he arrived . And we tried to rectify this within hour and then he complained we woke him up after he left our flat.After 2days we installed another wifi, then we informed us it did not work. After we install another wifi, he used up all data storge for 36 days in less than 5 days. We had tried 4 different wifi system to meet his special requirement and he insist.We had to pay him back for wifi access he paid himself. I explained we had no customer complaint about our wifi sonce august 2015, then.he called me to complaint that i wrote him too long sms, and complaint i sound like his mother.

From Alex: Please take my suitcase to a safe location. Its not going to break but if it gets stolen or goes missing its your responsability. My bed is in the room as well, please just put it in the wardrobe. I ll get everything back when I come back. Please send me your bank details to pay for the room. My friend will come to take my stuff. You talk a way too much and create lots of confusion. I dont want to speak to you again. Goodbye forever, Thanks.

From alex :Here you can see that I had to buy additional internet so much because yours didnt provide a good service. The 10 GB ones cost 19 pounds, the 6GB 12 pounds, the 1GB costs 7 pounds. I spent 63 pounds in Internet in 5 days in your flat, because yours had problems all the time. Is this fair? I dont think so.

From me: You called again and we explained to you our position and you complaint about me and i let my son spoke with you since he is an native english speaker and doing a phd in Cambridge university. Hi,

You would be best to contact Airbnb about this guest and make sure you leave a review so other guests can hopefully avoid him. Just be very factual in your review. This Community Center is basically a forum where people can post their questions, stories, or advice and is not actively monitored by Airbnb staff.

Three more points: 1. I noticed a couple of your listings don't have rules; 2. In your rules you say no overnight guests so this guest does not appear to be breaking that rule and 3. You say something like treat it as it is your own.

Get good rules up for all your listings and state that "only registered and paid guests are allowed to be in the listing". I would also remove #3 as the guest may treat his own home like he did yours so he may not have broken that rule.
