Hi - welcome to the forum. I've only been here a few months, so don't know as much as others. But, my Airbnb experience has been very positive. We have a whole-house to let, so a bit different to many. Guests have always been great - polite, clean and good at communicating.

I like to think this is because we are clear about what we expect. We give off a positive attitude so that people have a good holiday (nobody stays with us for work). We live locally and always make contact during a stay, often in person, having met the guests on arrival.

I know not everybody can do this, but I'm sure if you are friendly and helpful, your guests will be, too (well, most of them!).

Thank you for the encouraging words.  I hope my guest will enjoy being here
