Trying to decide whether to list our third floor bedroom

We finished our third floor into a lovely guest room with beadboard walls, air and feather queen bed thinking our family might visit more, but now it's just sitting there empty most of the time.  We only have one full bath (on the second floor) and a half bath on the first in our home, so would have to list it as a private room with shared bath.  My husband thinks I'm crazy to think about listing it but as we're only 12 miles to NYC (1 1/2 blocks from a bus to Port Authority) and right next to Montclair with a university, tons of restaurants, and parks, I think we should give it a try.  He leaves at 5:30 in the morning, doesn't come home until 6 or 7 while I have a flexible schedule and would even get into doing a bit of a breakfast thing for guests.  My biggest question would be ... how do you handle the shared bath? We could tell the guest the powder room on the first floor is all theirs during their stay and just coordinate timing using the full bath? I did put up a trial listing but not sure I can share it with anyone unless I make it live.

 

We do AirBNB our vacation home in Santa Fe, so we're comfortable with everything but the idea that we'd share the bath in our home in NJ.  Would love to hear from people who have done this successfully.
