Wrong number of guests

A group arrived at the property with 8 guests, after stating and paying for only 5 guests. How do I go about claiming for the additonal cost?

 

They also left the house in an awful condition.. how do I go about claiming additonal cleaning/damages costs?

Did you confirm the nubmer of guests staying? If it was 5 then you could provide them a rate before the deal is made. If they showed up with 8 and you saw that they showed up with 8, you should have questioned it. Do you have a security deposit with this group. If you do then request to deduct the additional numbe of people and the additional $ it would take to get the place cleaned up. Airbnb is pretty good about taking care of its guests in situations like this. Would not hurt to call them. Good luck.

In addition to the other comments, I suggest you install some house rules to protect yourself. Guests who don't follow house rules can be cancelled in coordination with Airbnb. It would be difficult convincing Airbnb of this when non are in place.

Would it be those stating in their review that they were a group of 8.  If so, you have solid proof despite your property being in Spain and yourself in the UK.  

I would send a claim for the extra guests provided the extra guest fee was in place at the time of booking.  

As for leaving a mess, the only thing you can do at this stage is mention it in the review.  

Seeing your property attract hen parties and the like, you would need to have clear house rules on how to leave the place on departure.
