My price is set at £40 min and £45 max. Yet, when I check out my listing as if I were a guest it shows on the listing £36 !!! and on my preview listing it shows £45

I have a similar problem. My listing is for $85 AUD per night but it seems the guest has put in a booking request for $72 AUD per night. They haven't asked for a special price, so I'm not sure why the difference. I will follow your query with interest.

I have wrong pricing on my listing, emailed Airbnb three times without an answer. It is totally frustrating -- receiving reservation requests and having to tell the guest, "sorry, you got the wrong price". It just looks bad!
Airbnb, users need more pricing transparency!

I have the same problem as you do and there is nothing I can do to expedite the issue. A few minutes ago, I contacted Airbnb via phonecall after noticing that my inquiries dropped (when I first listed, I got several inquiries within two weeks). After doing a search in my area to see how my listing would appear with several different dates to potential guests, I realized that the pricing is wrong (slightly higher than my actual rates)(when someone clicks on my listing and tries to book, the price is correct). She said that there is a problem with the pricing in several other properties in my area and that they would fix it in a few days. This is totally unacceptable to me, but what other actions can we take as hosts when they have messed up on their end.
I realized the answer to my own problem - the pricing for my listing includes the cleaning charges. I don't remember that the cleaning fee was included when my listing first appeared on Airbnb searches, but I am assuming that is what has changed.
