cancelation refund

hi all. I need your help now. 

3 weeks ago someone booked my apartment and cancelled soon in 5-10 minutes. But Airbnb cut her money (25$ for one night). Guest wrote me that she needed that money. answered that i couldn't refund because i couldn't get that money (UNDER 60$ I CAN'T GET MONEY). 

above the messages with this guest airbnb writes that 

"Reservation canceled by Shoshana
These dates are now open for rebooking. Your payout has also been adjusted to $25 for this reservation. You can always offer Shoshana a partial or full refund in our Resolution Center." 
what can i do? should i refund?? 
and another question.. before this guest i had another guests..that money i can't get. it is written in future transactions. From 10.23 i havent get money.  Maybe it is because of that guest who cancelled? and airbnb is waiting me to refund? please helpp me !!

1. You can choose whether to refund guest part or all of the money . BNB is holding the money on your behalf- just tell them if you want to refund any of her money

 

2. If you haven't been paid by BNB give them a call - Search Contact BNB on this forum or 1st post Community Help.

While I might be speaking out of turn because I don't know all the banking laws in Georgia, you can't get paid until your total payout is more than $60.  That is because of the payout method you selected.  This is why Airbnb is holding the funds, until you meet the minimum threshold for a payout amount. You can change this to a direct payout to your bank and you will be paid not matter the amount - probably. https://www.airbnb.com/help/article/126/what-methods-of-payment-does-airbnb-accept 

 

As for the guest, when she cancelled, she was held to your cancellation policy, which is set to STRICT.  Based on this, you were entitled to 50% of her booking when she cancelled. She agreed to this when she made the booking - she had to accept the terms of this before completing her reservation. This also means that Airbnb will not pay you until 24 hours after the date of her original reservation.  So even you will not get paid until some date in the future.  Should you refund - probably because it sounds like she made an error, but that refund will come out of future earnings to be paid out to you. So that threshold mentioned above, you will be $25 farther away from getting your payout. The guest will also be out the fees paid to Airbnb - she will not get those back.  So it's up to you, you have a strict policy - do you want to override your policy?  If you are willing to override it, maybe a Moderate policy is really the one you should have.
