damage or theft of guests personal belongings

I got a question from a guests (family of 3 people) who is going to stay in our place for 3 months from December 15.

 

They already announced to take a laptob and one of their own beds, but also schoolbooks for their son. Also they are going to park 2 bycicles downstairs in the hall.  This hall is a mutual area for all 3 appartments in the building and is the entrance hall to this 3 appartments. For the rest they will take all ussual things like clothings etc.

 

The guest would like to know how it is arranged with insurance of our furniture and also with the guests belongings

You will have your house insurance  (normally you need a special one for BNB) and they will need to have theirs.

 

Their bikes will be covered by whatever insurance they normally use for them.

 

Their belongings will be covered by their travel insurance.

Make it clear to the guests that you have NO responsibility or insurance that would cover their personal belongings.  They need to have their own insurance for that.  If there is a theft or a break-in, you will owe them NOTHING.  Also make it clear to them whether if they damage your possessions you will charge them for repair or replacement via the damage deposit.
