I don't remember all paperwork you will need so you should google it... search for: "dokumentacija, iznajmljivanje apartmana, kategorizacija "
I remember some of them:
- "permit for use" for your building ( Uporabna dozvola - from city arhive)
- certificat of ownership (vlasnički list) of your house/apartment
- "energy certificat" (energetski certifikat - issued by licenced inspectors) for your house/apartment
- certificates for: gas instalation and appliances, electricity instalations , drinkable water - all issued by licenced inspector (you have to find one and pay for it)
- Go to the city office and apply for the hosting permit, fill the forms for technical minimum and wait until city inspectors come and control your house/apartment. If everything is ok you will get a hosting licence and categorization. It can take up to few weeks.
- when you get it (from city office) then you should go to the tourist office and they will give you further instructions what you have to pay , how much and when ( tax, VAT, sojourn tax, fee to the tourist community...)
As you are Slovenian you will probably pay tax and VAT in Slovenia but all informations you will get in your tax office.
