make it easier for guests to give an estimated time of arrival

I started hosting in March 2016 and have been quite successful thus far except for one thing...I can not get my guest to provide me an ETA  and rarely do they check in during the time specified on my profile. As a result, and because I insist to be here for check in, I am wasting many hours each day waiting here for guest arrival. i send emails to my guests asking for an eta and most do not respond...this is getting very frustrating for me  and I want to lock my door now if they are not here during  specified times and not let them in.  This happens all the time.

 

Can airbnb create an ETA button in the request for reservation section?

This is one of the suggestions marked "popular" under the new "Host Voice" section. If you go to Host Voice from the drop down menu on the app and click popular you will find it. "Like" it "thumps up". The more "likes" it gets from hosts the more likely Airbnb will consider this addition to their website.

You have a 4pm to 6pm check in time, if this does not work for you change it.

I've never (ok once but the dude was a **bleep**) had a problem with check in times. I ask for their itenerary as soon as they book. If they don't provide it, I ask again stressing that I need to know so that I can let them in and give them keys. I also ask when they plan on leaving. When do you ask them and do you follow up if they don't reply?

When you answer the first inquiry tell the guest that you have a short check in window and that there will be an additional fee to check in outside this window.  Also tell them that check in outside of certain times is simply not possible.  Put this information in your House Rules. 

 

Shortly before the guests arrive send them their check in instructions and the requirements again.  Point out that if they do not confirm their check in time with you that you will not be waiting there to greet them.  Let them know that if they arrive without communicating with you they will be waiting outside while they call you and that it will take some time for you to return home to let them in. 

 

We do this and 9 out of 10 communicate perfectly.  They do not want to wait outside when they arrive so they go out of their way to make sure that we know exactly when to expect them.

Get a keypad lock for your door...then there's no need to be there when guests arrive...you just send them their personalized entry code the day they are arriving and delete it when they leave.  Get your life back...keys such an annoyace...ditch em!
