I had Instant Booking turned on and had to deal with a couple sets of shady guests because of it. I have it off now but would like to see host customization options to regulate how an Instant Booking can be made.
Here's what I recommend as toggles within Instant Booking:
1) Must book 2 or more nights.
2) Booking guest must be of a certain age (ie. 25+).
3) Booking guest must be from out of town (set radius).
4) Booking guest must have a certain level of rating on Airbnb (ie. 4.5+)
These things should significantly deter the local partiers from using your place as their playground. They can still try with an inquiry but at least you have the chance to ask screening questions before they get their foot in the door.
The vast majority of people who stay at my places are fantastic upstanding citizens. I want to still give them the luxury to Instant Book.
