Maintaining superhost and get more bookings

I’ve been hosting on Airbnb for the past couple of years and have achieved Superhost status. However, maintaining it has been challenging, especially in Pakistan, where many guests are unfamiliar with the platform and its rating system. I manage listings for 2 BHK apartments with a daily rate of 6,000 PKR, which is already quite affordable. Despite clearly mentioning the included amenities in the listing, some guests fail to review the details thoroughly. This often leads to unrealistic expectations, complaints, and lower ratings of 3-4 stars, making it difficult to maintain high standards.

I ususally recommend to my Host clients to with repeated complaints to message every guest after they book and ask if they have read the entire listing and understand that:

 

(Then list whatever seems to be causing issues)

 

For example, if there is no stove in the kitchen, say,

 

"Please note we have a microwave and induction cooktop, but there is no oven"

 

This way, even if they don't read the listing, you have a documented message to the guest advising of whatever amenity (or lack of one) they might complain about.

 

That said, on one of your listings I saw multiple guest complain about the electrical sockets and heating and hot water often out of order and another mentioned mold. I wouldn't call those "missing amenities" and would get those issues fixed ASAP.
