@David8401 The rather obvious answer is yes and yes. Try searching for properties with and without pools to see how the prices vary.

Let me know what you decided based on your research. I'm considering the same thing. I've computed roughly a 7-10% annual ROI and 39%-67% over 5 years. I'm calculating that it would take about 2 years to recover my building expenses. Thanks
