Providing Streaming Services?

Hey all! 

I have a guest coming in this week that are upset that I do not provide streaming services. We have an 86 inch TV with WiFi so they are able to log in to their own streaming services. This guest has been interesting from the get go - basically questioning if the house has hot water (in a heavily populated city), wanting us to provide all amenities they would have at a hotel and then some, and now wanting us to provide them multiple streaming services. There is a recent review on her thread that says she is disrespectful and not someone who they would host again. 

I am between canceling the reservation for this week or just accepting getting a bad review from this person. 

any thoughts on what would be the better route

Was this an instant book? You should turn that off, or at least turn on the "no bad reviews" filter.

 

Otherwise, if you manually accepted this booking without checking her review history, then I'd suggest you'll  just have to live with it, and chalk it up to a learning experience.

One thing I would get corrected right away on your listing is Airbnb says you do not include "Essentials" in your amenities? They show this as a strikethrough on your amenities list at the bottom. Essentials include things like: soap, TP, towels and linens. This could be the reason the guest asked about hot water:

TVs

You have not updated your TV amenity with all the details Airbnb suggests. This might have eliminated the guest question about streaming services had you done that. Go to the amenities section and update the TV amenity by choosing Edit. Scroll down and add the information indicated by the pencil icon. Some Hosts offer guests access to the Hosts streaming accounts, but many don't for security reasons as purchases can be made under your login. Roku TVs are great, as you can turn on "Guest Mode". When the guest turns on the TV they are prompted to enter their checkout date. They can login to any of their own subscriptions and will automatically be logged off by Guest Mode when they checkout. This prevents other guests from using their subscriptions as well.

Missing Amenities

Suggest you go to the Amenities section and click the (+) sign at the top then choose ALL. Go through the entire list and select every amenity you have. Then go back to the Amenities section and click "Edit" and fill in all the missing information on each amenity as indicated by the pencil icon.

Missing Sections of Listing

You are missing sections of your listing such as "Where You'll Sleep" (add bed number size to bedroom photos), "Neighborhood" and "Getting Around" (under Location - scroll down). Suggest you read through the Guide for New Hosts and finish completing the listing. Airbnb gives algorithm "points" for listing completeness and your listing is missing alot of information.

Instant Book

I agree with @Elaine701, the only way to prevent a guest with a past problematic history from staying at your place and causing you problems also, is to prevent them from booking your place to begin with. This can only be controlled by your turning OFF instant book and allowing you to analyze their past behavior and reviews. There are too many loopholes with instant book, even with the optional settings turned on. These days, Airbnb is not removing retaliatory reviews as they should. If previous Hosts have commented they would not host again, or the rating is below 4.5, that is a red flag and you should exercise your right as a Host to decline the booking request if you feel there is too much risk. New Listings are particularly vulnerable, as one bad review can seriously damage the listing if you only have a few reviews.
