The Annexe

Guests want to book for 21 days- looking for a discount.

if I want £3000 profit what must I charge them if I take Airbnb’s commission into account?

Hi @Teresa2429

Select the exact dates of the booking on your calendar. The screen that pops up shows "Guest Total" at the bottom - this is how much the guest will pay at the prices presently programmed. If you click on the Guest Total button, you'll see the details of exactly how this is made up. At the bottom of the calculation you'll see "You'll earn" - that shows how much you will get out at the prices presently programmed on you calendar.

You can use this analysis to change the prices on the calendar until the "You Earn" comes to the correct amount, or alternatively you can use the information to calculate the amount you need to charge them if you want to send a Special Offer.

Hi @Teresa2429

I just thought I should add that, if you choose to change the prices on the calendar itself (instead of sending a special offer), there's a risk that someone else could book some of the days at that price (especially if the guest takes long to complete the booking).

To prevent this you can set a 21-day custom minimum trip length for that specific period, just to give the guest enough time to book (or alternatively, send a special offer as it will be valid for that particular guest only).

Hi @Teresa2429

Welcome to the community, and thank you for asking other hosts to weigh in on this question!

Shelley gave you some pointers already which might help; did you decide how to proceed in the end or would you like more advice?

Looking forward to hearing from you. 🙂
