Unfair usage of heating

Hello, I’m Shelley from Bristol. I’m new to Airbnb.

Unfortunately I already have a question and I’m only on my second guest! The wood burner was out of action for their stay, the guests were informed of this and clearly not happy. I offered them to move their dates until after it had been swept. I had no response and they turned up but only after further communication only this time in relation to the village pub being closed! I don’t advertise a pub, let alone within walking distance.  Although I offered an array of local pubs from 2.4 to 10 miles away to help them navigate the local area.

Anyhow, they arrived 4pm Friday and leave to day. I feel, possibly off the back that they, have no wood burner they have completely abused my oil heating. We have just had a very warm week with day time temps reaching 22 degrees. From their arrival to date (they leave today at 11am), temperatures have ranged from 24 through to 28 degrees on the thermostat (Tuesday it was on for 22 hours). I took the decision to lock the temperatures to 24 degrees in the end. They messaged me repeatedly saying they were cold and could not turn it up past 24 degrees! it’s been a rough few days managing these guests.

Also I looked on the main guests Instagram (rightly or wrongly) and she posted a fire burning - but I was unable to identify whether it was at my house, although I’m suspicious!

I guess my question is, can I report them for unfair usage of my heating to Airbnb, and how much do I reveal in their review? I have the feeling they are going to give my place a cold review which could damage my ratings but very unfairly when their top temp was 28 degrees, when it was 22 degrees outside!

Apologises for the long message. I would appreciate any constructive advice.

Many thanks.

Shelley 🙂

Hi @Shelley474

I'm a Bristol host too.

No you can't report them . If you want to limit your heating you need to make this clear in your listing and in your house rules that there is a heating limit

They do sound difficult guests.

just make sure you've properly costed in likely gas and electricity bills into your winter rates . Some guests use a lot , some very little.

You could mention in your review that despite the unseasonal y warm weather for a UK autumn the guests had the heating on for up to 28c during their stay but still raised concerns about being cold.
