You asked: Can Airbnb offer hosts more flexibility and options to set our pricing?
Leading up to the last Host Q&A, you asked for more flexibility with your pricing options. We went straight to the team that plans and builds these tools to see what’s on the horizon. What we learned was surprising. It turns out we’ve built solutions for much of what you’re asking for, but lots of hosts don’t know about or use the pricing settings available. We also found out that sometimes offering certain types of discounts harms rather than helps your business. Intrigued? We were too.
To make sure you have the latest insights on pricing, let’s take a look at what your options are and how your feedback influences what we build.
Current pricing options
You specifically asked for the ability to set different prices according to a guest’s length of stay, or based on the days of the week (for example, charging a different price for middle of the week vs. weekend stays). We actually have tools that help you do both! You can offer a discount for stays longer than a week or a month, and you can set up custom weekend pricing.
You also asked about charging guests based on the number of beds they use, rather than the number of guests staying in the listing. While we understand that more beds used means more linens to clean, it’s sometimes difficult for guests to anticipate how many beds they’ll use at the time of booking. For example, not every listing describes if beds are queen sized or double, how many sleeper sofas there are, or how the beds are arranged in a room. Some guests may want to see the place before deciding if they’ll share a double bed with a friend or sleep on the pull-out couch. However, guests can accurately and confidently say how many people will be staying, and you can charge an extra guest fee to account for that. If the cost of cleaning and check-in for shorter stays is a concern, you can add cleaning fees to offset those costs.
How host feedback is shaping our work
Your feedback shows us where things aren’t working for you, and where we can do better. Based on what you’ve told us, we’re focusing our efforts on making every tool more accessible and intuitive. And we’re helping hosts understand how pricing tools work together, which rules take priority when multiple rules overlap, and how to use the tools you have for maximum benefit to you.
When it comes to building new pricing tools, we try to account for a multitude of host preferences while keeping things simple enough for guests to still want to book your space with Airbnb. To do this, we solicit host feedback, test new ideas, and notice what happens to bookings when we add new options.
Here’s a little insight into how we test and pass along our learnings to you: Sometimes we can anticipate reliable opportunities to boost your earnings. For example, you may have seen insight messages on your calendar and emails highlighting discount opportunities for specific dates that would otherwise go unbooked. When you apply these discounts, we highlight to travelers the value you’re offering and that attracts bookings.
Alternatively, sometimes we find that less is more—like in a recent test in which hosts added discounts for 3-6 night stays in areas we noticed travelers were searching for accommodation, and it turned out the guests who booked those discounted spaces would likely have booked the listing at the regular price for the same duration. It’s these types of insights that we pass along to you in how we build and what we recommend.

I would like to have pricing rate as daily for cleaning (should be calculated like number of nights staying). Currently it is fixed and that means if a guest is staying for 7 days, or 1 day it is the same. If the rate is increased, the guest staying 1 night might not book the place. Regards
Pricing is important but more that that is safety. Is Airbnb performing background check for potential guesses?...what about if a sex offender get into your house? Or someone carrying gun? Have you ever thing about it.?....??. I just calles Airbnb I got a response saying that if any event occur and the police is involve we should call Airbnb safety department??? You want to wait an event to happen to take ctions????. This is a no no no for me . Please develop a background check with aithomatic red flag d
I strongly disagree with Airbnb when they assert that:

In our experience guests absolutely DO know if they will be sharing a bed or not AND our listing does state the sizes of the beds. It causes a significant amount of extra work for us, especially when it happens in a series of one night stays! It is the main 'problem' we have. If we are to offer guests a professional service they must be able to book both number of guests and number of beds required. Currently the only way around this would be for us to request that guests book for three people if they want to use both beds, but do all guests read all the listing?
Hi, I will never understand why any host accept a guest for 1 night. It makes upsolutly no sense from the business point of view, exapt you can charge the same amount as a hotel but the guests have the luxury of the house. My home in Cleveland is strictly business minimum stay 7 nights. My home in Italy is vacation and I changed from 7 nights to 3 nights but I get paid more money and it covers my expenses. This is business and 1 night is not good business.
Some people have mentioned the ability to set higher prices for short stays such as 1 or 2 days. Yes, this is needed! Ideally we could have the ability to set discount percentages for N days, not just weekly and monthly discounts. It would be a simple UI and then simple math to allow hosts to enter pairs of numbers — number of days and corresponding discount percent — and then the right discount is applied depending on the length of a reservation.
I think it would be great to be able to adjust the cleaning fee! For example, if a guest stays 1 night cleaning would be minimal vs a guests who stays 3 months. I would love to be able to charge (for example) $5 for a 1 night stay and $50 for a 3 month stay since the cleaning after a 3 month stay is much more work!
Listened- a load off !!. Your pricing structure does not account for less than 7 nights stay. And another provider I use - bookings 15 from them for the same period thru Air BnB 1. The other portal allows for 2,3 4 5 6 & 7 any ,thats , any day rates- of my bookings to date 81% are for less than 7 days. Air bnb focuses on longer stays.Like home away, your have lost business by being restrictive on owner pricing options.
I pay some one to clean the rooms after the guest depart, I paid her a good living wages, the problem I get is that the cleaning fee is charge per stay on all reservations, even in long term like 14 to 28 days, I can't call the cleaning lady when this happens, we need airbnb to change this, maybe keeping the actual cleraning fee for short reservations upto 7 days and a weekly cleaning fee for longer reservations, or maybe just change the policy to charge cleaning fees weekly and not per reservations I do not know but i which they do some thing.
Airbnb has a company statement to pay our workers a living wages it felt short on the cleaning fee.
We would appreciate being able to charge different rates for extra guests depending on whether they are an adult or child. Another platform we use does this very simply. We want to make our accomodation affordable for families as this suits our home & lifestyle. But also means we can charge a decent rate for an adult group. Also, our last booking included a couple and the Airbnb booking said "infant" but did not charge for an extra person. This is fine if guests bring their own bedding for baby but not if they want to use our porta-cot & cot linen plus extra towels etc. Would be great to have these options available when charging.
I want for Airbnb to set up sales taxes in the payment settings so that I can charge the guest local sales taxes. All of the other booking sites do this. Why cannot Airbnb do the same?

I would like to set minimum cost that is not related to number of nights reserved.
I would like to be able to set different minimum stay lengths depending on the time of the year. For instance around Christmas and New year I would like to have a min length stay of 6 days whereas year round it would be 3 days. also I need to be able to set a min length stay of 1 night when I got short vacancies between 2 bookings.
Since all the above is not possible I am still not willing to take advantage of the instant booking feature. That is a shame. We need more Controls. Those controls are way overdue now. especilaly when we see all Airbnb competitors offering such controls.

Check in and check out time's are driving me crazy! everyone want's to check in early & check out late !! meaning we have a very small changeover slot, I would like to see a pre bookable early check in or late check out fee, so everyone knows where they stand and guests understand that they will be charged extra for either.
